Baltimore has been at the center of high-profile lead paint litigation for decades. The city's older rowhomes and apartments — much of it built before 1940 — contain extensive lead paint that has been linked to elevated childhood lead poisoning rates in older Baltimore neighborhoods. Maryland has strict lead paint law (MREF) requiring disclosure and risk reduction in pre-1950 rentals.

Chesapeake Bay's proximity creates significant humidity throughout central and eastern Maryland, driving mold growth in older homes — particularly in basements, crawl spaces, and waterfront properties. Anne Arundel, Prince George's, and Baltimore counties all have significant concentrations of older housing with mold risk.

Asbestos is present in pre-1980 construction throughout the state, particularly in older Baltimore neighborhoods and suburban communities developed during the 1950s and 1960s. Pre-renovation testing is recommended for any home built before 1980.
